What makes M14 the best postcode for buy to let investment in the UK?

At 11.5%, Manchester’s M14 postcode is producing the highest buy to let return on investment in the whole country, and the city as a whole on average is providing 5.5% returns on rental investment. But why is this?


This is coming down to a few primary factors. The UK North at large is set to see a rise of 28.8% in housing costs over the next five years, according to saville’s new five-year housing forecast, and with greater Manchester being home to 117,000 students from 5 different local universities, a high demand for rental properties has crashed into a city's rapidly rising housing costs. 


This results in something of a perfect storm for the M14 postcode, Manchester's most popular postcode for students experiencing a 41% price growth over the last five years.

But it doesn't stop there, because overall city-wide Manchester actually holds the highest average ROI for rental investment in the entire country, sitting at a comfortable average of 5.5% city-wide.


When combined with reports of Manchesters GVA increasing by 2.2-2.5% across 2024-2026, combined with Savilles' five year housing forecast showing an increase in the UK Northwest's housing prices by 28.8%, the M14 postcode looks to continue providing high rental yields over the next few years.
